The property is made ready where preparation is needed.
Where required, we coordinate cleaning, minor repairs, safety checks, property setup, furnishing requirements and maintenance before occupation.
We run the day-to-day renting and occupancy.
Luxora Homes manages occupancy and the day-to-day rental operation, so routine matters are handled without coming back to you.
Routine care, inspections and repair coordination continue.

We lease suitable residential properties from their owners for an agreed term. During that term we manage the day-to-day renting and occupancy, coordinate property care and maintenance in line with the lease, and pay you the agreed rent on the agreed payment terms.
Yes. The agreement is between you as the property owner and Luxora Homes. You have one counterparty and one lease rather than a series of individual occupant agreements to manage yourself.
Our focus is long-term arrangements, and the exact duration is agreed with you before signing. Lease length is one of the terms we discuss at the viewing stage, alongside rent and responsibilities.
Rent is payable on the terms set out in your signed lease. We do not present guaranteed rent as unconditional. Guaranteed-rent and vacancy-cover arrangements apply only where they are expressly included in the signed property-specific lease agreement.
Managing occupancy is our responsibility during the lease, so you are not asked to find replacement occupants. Where vacancy cover is expressly included in the signed agreement, rent can remain payable during Luxora Homes' temporary internal vacancy periods. Where it is not included, the lease terms govern what applies.
Luxora Homes coordinates routine property care, inspections, maintenance and day-to-day repair issues according to the responsibilities set out in the signed agreement. Which items sit with us and which remain with you is written into the lease, so there is no ambiguity later.
Major structural work, and matters that are ordinarily the owner's responsibility, normally remain with the landlord unless the signed lease expressly provides otherwise. The split of responsibilities is agreed in writing before the lease begins.
We consider houses, apartments and multi-bedroom residential homes, furnished or unfurnished, subject to assessment. Suitability depends on location, condition, layout, compliance, rental expectation and whether a long-term lease fits the property. We do not undertake to lease every property offered to us.
Yes. Luxora Homes handles day-to-day occupancy matters, including communication and routine issues, so that these do not come back to you as the landlord.

We aim to respond to landlord enquiries within one working day and to complete an initial suitability review shortly after. A viewing is then arranged so we can assess the property properly and discuss your expectations before any terms are agreed.
At the end of the agreed term the property is handed back in accordance with the lease, or a renewal is discussed if both sides wish to continue. End-of-lease condition and handover requirements are part of the terms agreed at the outset.
